Agreeing to These Terms
When you accept an estimate or schedule service with Windows Only LLC, you’re agreeing to these terms. We may update them from time to time. The latest version is always at windowsonly.com/terms-and-conditions.

Estimates and Pricing
We give every estimate in person. Your price is good for the season. If the job turns out different than what we saw or expected, we’ll let you know about any price change before we start.

Scheduling and Weather
We can work through a light rain, but we always err on the side of safety. If weather is a problem, we’ll contact you the morning of your appointment. If we need to reschedule, we’ll get you back in as soon as we can. We do our best to arrive within the time we give you, and if we’re running late, we’ll let you know.

Cancellations
We send a reminder about a week before your appointment. If you need to cancel or reschedule, please let us know by then, or as soon as you know. A fee may apply for late cancellations or no-shows.

Payment
Payment is due when the work is done. We accept check, cash, credit card, or online payment. No deposits needed. A fee may apply for returned checks or late payments.

Getting Ready for Your Appointment

• Please have your outside water turned on. We use your outside spigot.
• We need a parking spot as close to your home as possible for our vehicle, equipment, and ladders. Please get any parking permits needed, and if you live in a gated community, let security know we’re coming.
• You don’t need to be home, as long as we can get in to do the work.
• Please move small, fragile, or valuable items, including anything on window sills and potted plants near wash areas. We’ll move big or heavy things if we need to, but we try to move as little as possible.
• Let us know about pets, napping children, work calls, or anything else we should know.
• For washing jobs, please keep windows and doors closed and pets inside.

Window Cleaning

• Inside and outside: We’ll need inside access throughout the workday. Please open or remove fine window treatments before we arrive.
• Outside only: We may need inside access to remove and reinstall your screens if they lock from the inside or it’s a safety hazard for us to remove them from the outside. We generally don’t like to pry on your window or screen frames from the outside or climb a ladder to remove screens.
• Screens: Cleaning your screens is always included. We scrub them with a soft brush and soap, then rinse them. We can’t promise every screen will look brand new, since sun damage, tears, or worn fabric can’t be cleaned away.
• Frames and sills: We wipe your frames and sills with a damp towel. They’ll look a lot better, but depending on their age and condition, we can’t promise they’ll look perfect.
• Glass conditions: We’re not responsible for conditions that don’t come off with normal window cleaning, like scratches, hazing, etching, pitting, or hard water stains. Construction cleanup (paint, silicone, mortar) isn’t part of a normal cleaning but can be added for an extra cost. Some glass, especially poorly made tempered glass, scratches easily. We’re not responsible for scratches on poorly made glass, and if we think scraping could cause damage, we may leave it alone.
• Leaks: For some jobs we use a water-fed pole, a soft brush that uses purified water and very little pressure. We’re not responsible for windows or doors that leak the way they would in a rainstorm. If we see a leak, we’ll stop. If you know of a window or door that leaks, please tell us ahead of time.

House, Roof, Deck, Patio, and Power Washing

• Our cleaning solution is soap with a diluted amount of bleach. We rinse your plants with clean water before, during, and after washing.
• House washing: We use low pressure so your house isn’t damaged. Your windows may get spotted, so we suggest window cleaning the same day or after the house wash.
• Roof washing: No pressure at all, as gentle as rain. Results aren’t always right away. Once the algae, mildew, and lichen are dead, they rinse off with the rain over time.
• Decks: We use low pressure to clean without removing your paint or stain. If your deck is in rough shape, peeling, or cracking from normal wear, some stain may come off.
• Patios: We clean concrete, pavers, and stone patios. Some stains, like rust or oil, may not come out completely, and loose sand or filler between pavers may wash out.

What We Can’t Promise
Cleaning makes a big difference, but some things don’t wash away:

• Rust, oil, paint, and some other stains may not come out completely.
• Faded or chalky (oxidized) siding may be more noticeable once it’s clean.
• We’re not responsible for problems that were already there, like loose or peeling paint; loose or damaged siding, shingles, wood, or trim; outdoor outlets or lights that aren’t sealed; foggy windows from bad seals; or leaky windows and doors.
• We won’t clean anything we feel is unsafe to reach.

If Something Gets Damaged
If you notice any damage, please tell us right away. We’ll come take a look and handle it fairly. We’re fully insured.

Photos
We like to take before and after photos of our work. We’ll only post them online with your OK.

Other Services
We also clean chandeliers, light fixtures, and ceiling fans, and can change your high light bulbs. Just ask!

Insurance and References
We’re fully bonded and insured, with liability insurance and workers’ comp. A list of references and a copy of our insurance certificate are always available on request.

Privacy Policy
We only collect what we need to serve you: your name, address, phone number, and email. We use it to give estimates, schedule your service, and send reminders and invoices. We never sell your information. We only share it with the software we use to schedule and bill you. If you’d like to stop getting emails from us, just let us know.

Whew, that should be it. We hate small print, but we love honesty and openness! These terms weren’t written by a lawyer… we just thought you’d want to know all this stuff.
